Porch Framing. Initially hired to replace rotten trim on a screen porch. Further investigation revealed rot had spread to underlying framing due to moisture and insect infiltration. Rotten framing was replaced and augmented drainage planes were installed behind new trim, which was matched to original. |

Pool House Door, Flooring, & Trim. Replaced door, which had rotted, fitting new wood door to existing jamb. Also replaced (i) rotten floor boards in pool house, augmenting structure beneath , and (ii) rotten trim boards at roof and at step up to bar area, installing drainage plains beneath new trim. |

Wing Wall At Garage. Rebuilt and corrected the structure of a decorative wing wall which had rotted due to roof leakage, defective drainage planes and inadequate ventilation to the wall cavity. Custom built light block to improve waterproofing and drainage. Resided with cedar shingles and re-trimmed. |

Screen Replacement. Installed 30 screens in a one and a
half story porch structure. Aluminum screening, screen mold and trim were custom cut to fit all openings and secured to existing wood frame openings with stainless fasteners. |

New Columns. Improved the front door and garage entries of an exiting home by replacing four wooden columns, which had rotted, with new fiberglass columns, caps, and bases. Two columns of 14 inches in diameter provide structural support and long lasting beauty to the front entry. Two decorative columns of 10 inches in diameter are at the garage entry. |

Synthetic Raised Panels. Custom fabricated 8 raised panels from synthetic (poly vinyl chloride) sheet goods and installed below and around existing kitchen windows. The original panels had rotted due to fabrication from inappropriate material not rated for exterior use and due to client’s election to install plantings too close to the home, inhibiting proper drying. Replacement with synthetic panels and trim, combined with moisture resistant framing materials and enhanced drainage planes beneath, will resist future rot. |

structural and trim components of a front entry porch bead board ceiling, (ii) the decorative columns supporting the roof overhang, and (iii) the floor boards and porch steps. |

Floor Framing Repairs. Raised the truss joist floor system and eliminated all sagging created when the floor was overloaded and damaged by client’s moving company. By carefully implementing an engineered solution, no cosmetic repairs were required after elevating the floor to its original position. |
